Introduction
Lakes has a house with grounds, which lay in open countryside to the south of Pickford Lane. The Victoria Colliery was to the south-east. This was an irregular site with a large water feature, possibly an extension of a field pond. The site is divided into separate compartments, with the boundary belt thickest around the south-west corner. The site survives in part. The house and part of the site remains, but the pond is lost. The site has been partly developed for housing.
